Built around how people actually own property here

A large share of the buildings on Perdido Key are second homes and rentals. The owner is often somewhere else. That single fact shapes everything about how this works.

Working with an owner who is not here

Most requests start with photos and a description rather than a walkthrough. Scope and price get confirmed in writing before anything begins, access is arranged through whoever holds a key — a cleaner, a property manager, a lockbox — and the finished work comes back to you as photos. You do not need to fly in to get a door fixed.

Where the work stops

Florida has no handyman license, but it does have firm limits on what unlicensed work can cover. Electrical, plumbing beyond a fixture swap, HVAC, roofing, structural work, window and door replacement, and anything requiring a permit are licensed contractor work in both Florida and Alabama.

That limit is treated as a feature rather than an inconvenience. Unlicensed work on those systems can void your homeowner's insurance, which turns a cheap repair into an expensive problem. If your list includes something in that category, you get told which item and why, and the rest still gets handled.

Before you hire anyone here For any licensed trade work on a Florida property, you can verify a contractor's license at myfloridalicense.com before they start. It takes a minute and it is worth doing every time.

How jobs get scheduled

Condo buildings on the key set their own rules for contractor access, elevator use and work hours, and those rules drive the calendar more than anything else. Naming the building in your request is the single most useful thing you can do to get a fast answer. Ono Island needs gate authorization arranged in advance by the owner. Gulf Shores and Lillian are far enough out that they work best as scheduled visits rather than same-day calls.

Start with your list

Photos help more than anything else. Send the whole list, not just the most urgent item, and you get one quote and one visit instead of three.

Building name is enough if it is a condo. It sets access and elevator scheduling.
Rough sizes, how many, and whether you will be on site.

Answered the same day during working hours. No obligation and no automated calls.
